Inventiva: What is the Name of Your Venture? Any specific reason for this name?
Sunil: The name of our venture is www.gruhasti.com. Yes! Gruhasti appeals to a larger base of the audience that is interested in buying homes.

Inventiva: Who is your target Audience/clients?
Sunil: Our Target audience is someone interested in buying homes. We want to give them a range of services so that they can judge the project at better levels.

Inventiva: Where is your venture based (city, state, country) & what are your geographical target areas?
Sunil: Our venture is currently based in Badlapur, Maharashtra, India. We are starting our services in Maharashtra starting with Mumbai & Raigad Region.

Inventiva: What problems does your venture resolve? What are your products or services?
Sunil: The main problem our venture solves is the lack of transparency between the buyer and developer. Our star products are “work progress meter” and “scoring ratio” along with an ecosystem-based on inventory.

Inventiva: Share the idea or story behind the venture. How did it come to existence? What motivated you to start your venture?
Sunil: The idea first came to existence when I started having one on one discussion with homebuyers as we have our own Real Estate Company. I found that most of the people who arrive at the office are either misinformed or have arrived through brokers. This motivated me to start a platform where I took inputs from homebuyers and made an ecosystem which shall be beneficial to both the Homebuyers and developers in general.

Inventiva: Who are your biggest competitors and how do you differentiate yourself from them?
Sunil: All online Real estate portals are competition for us. We are different in the very approach that we provide to the developers. We provide packages for the entire term of the project and work alongside monitoring and updating the progress of the developers.

Inventiva: How did you identify your co-founder? Tell us something about your co-founder/s.
Sunil: I am a single founder of this venture. It helps me taking decisions faster.

Inventiva: How did you hire your first team members? What skills do you want in your employees/team?
Sunil: Initially, the team members have been hired externally based on a project basis. Recently, I have started hiring executives to connect with the developers. Language and communication are the two key skills I am looking for in my employees.

Inventiva: What expansion plans are you looking for in the next 2 years, next 5 years?
Sunil: We are going to focus on our services for the next two years. We want to be honest and accurate with our end users. In 5 Years, we want to expand in major cities with a large chunk of inventories to hold.

Inventiva: Where do you want to see yourself in the next 10 years?
Sunil: In 10 years, I see myself as a dominant market shareholder in Real Estate Space, were on a personal level, I could take out small holidays with my family.

Inventiva: What are your immediate goals over the next 1, 3, 6, and 12 months?
Sunil: Over the next 12 months, our immediate goals are fine-tuning our current services of phase I and developer acquisition on our website.

Inventiva: Have you raised any funding? Or have any plans for the funding?
Sunil: No, I have not. I do wish to raise the funding once I have over 500 developers on board.

Inventiva: What were the problems you faced during the starting days and how did you resolve them?
Sunil: I had to fine-tune my services several times before I could get it right. Also, hiring was a bit difficult because as a startup with all the bootstrapping everyone is cautious about their career. So hiring and retaining a good member is a challenge. I try to resolve them with generous pay whenever I can.

Inventiva: What was the most challenging part of your journey till now? How did you overcome those challenges?
Sunil: The most challenging part? I think we have not reached there yet. It is when I will start phase 3.

Inventiva: What are your hobbies? What do you do in your non-work time?
Sunil: I like to read and note interesting things that come across my eyes. I like to silently work on them. In my non-work time, I am all for family.

Inventiva: Whom do you consider your idol or biggest motivator?
Sunil: The Tata Group as a family and Jeff Bezos as an individual.

Inventiva: What do you feel is the major difference between entrepreneurs and those who work for someone else?
Sunil: Entrepreneurs create an ecosystem through their ideas whereas a worker plays a part in that ecosystem.

Inventiva: If you had the chance to start your career over again, what would you do differently?
Sunil: It would have been related to Real Estate. I feel a strong connection to this sector. I would have tried to bring a lot of efficiency and transparency in this sector.

Inventiva: How has been an entrepreneur affected your family & Social life?
Sunil: Greatly, you find less time to be with your family and friends but that’s ok. You have been with them for the last 20 to 25 years and to bring change, you have got to give time for your work. Friends and Family understand us.

Inventiva: Anything, you would like to say to our readers or upcoming entrepreneurs?
Sunil: If there is something crazy going in your mind that does not let you sleep without you jotting it down to work on it, you are probably going to create the best asset for the world. Trust yourself and just do it. Welcome Entrepreneur!

Inventiva: Tell us something about your education & family background?
Sunil: I have completed my graduation from Computer Science from Bangalore. We have a Real Estate business of our own.

Inventiva: What is your USP which makes it unique & different from other start-ups in similar domains?
Sunil: As per industry standards, Monitoring and updating the project work with the help of our ecosystem is the USP of our platform.

Inventiva: What do you think is the biggest threat to the success of small businesses & Start-ups today?
Sunil: The biggest threat would be unemployment in general. The cycle of money should flow well within the economy or else any business can suffer if the cycle gets stuck.

Inventiva: Do you consider yourself successful and by what means do you measure success?
Sunil: I believe that we all are successful each day if we could make it decently to the next day. There is no measure of success. How many lives you change around you should count for success.
