Kaara Hotels Plans ₹1,000 Crore North India Expansion, Targets 120 Properties Over Five Years

NEW DELHI, July 27: Hospitality company Kaara Hotels India Private Limited plans to invest ₹1,000 crore over the next five years to expand its presence across North India, marking the first phase of what the company describes as a broader nationwide growth strategy.
The company said the investment will support the development of a network of 120 hotels across North India, with expansion initially focused on high-growth leisure, wedding, corporate travel and MICE (Meetings, Incentives, Conferences and Exhibitions) destinations in Uttarakhand, Himachal Pradesh, Haryana-NCR, Rajasthan, Punjab and Uttar Pradesh.
Kaara said North India has been selected as the initial market for its expansion because it offers a combination of growing tourism demand, destination wedding opportunities, business travel and operational scale that the company believes can serve as a foundation before entering other regions of the country. According to the company, the operational systems, partnerships and brand presence established during this phase will form the template for future national expansion.
The expansion will be carried out under Kaara Hotels’ five-brand hospitality portfolio. The company said two brands—Kaara, which focuses on leisure destinations, weddings, banquets and MICE properties, and Aayra, an urban boutique midscale hotel brand—are already operational. Three additional hospitality brands are currently under development and are expected to broaden the company’s presence across different traveller segments as expansion progresses.
Technology and Sustainability
A significant portion of the planned investment will be directed towards technology infrastructure through HOSPINS, the company’s proprietary platform for property management, revenue optimisation and guest experience management.
Kaara said the platform will be deployed across all new properties with the objective of maintaining consistent service standards while improving operational efficiency across its expanding hotel network.
The investment programme will also include the development of hotels designed around sustainable construction and resource-efficient operating practices. According to the company, sustainability will remain a core element of future projects alongside investments in brand development and customer experience initiatives.
Employment Generation
The company expects the expansion programme to generate up to 15,000 direct and indirect employment opportunities over the five-year period.
Kaara said recruitment will prioritise local talent within each state where new hotels are established, covering hotel operations, food and beverage services, property management, event management and related hospitality functions. The company added that indirect employment is also expected to arise through regional supply chains, including catering, transportation, maintenance, facility management and other supporting services.
Funding Structure
Kaara said the ₹1,000 crore expansion will be financed through a combination of internal accruals, institutional debt, equity capital and partner co-investments in selected markets. The company did not disclose a detailed capital allocation or project-wise investment schedule.

Commenting on the expansion, Puneet Sethi, Co-founder and Director of Kaara Hotels, said North India would serve as the company’s initial operating base before expansion into other parts of the country.
He said the company intends to validate its asset-light operating model, technology platform, hospitality brands and sustainability initiatives during the first phase, with the objective of replicating the model nationally.
Sethi added that the company’s asset-light approach is intended to enable faster expansion while maintaining its “Apna Sa” hospitality philosophy centred on personalised guest experiences.
